Your Attorney handles all the legal matters involved in your buying a home, including:
- Reviewing the purchase and sale contract (which we typically prepare with you),
- Working with and handling negotiations with the Seller's Attorney,
- Ordering/reviewing the Title Search,
- Ordering the Title Insurance,
- Ordering a Survey (asneeded),
- Preparing and/or reviewing all Closing documents,
- and, Handling the legal Closing for you.
Even though your Attorney is handling the legal work for you, BUYER'S ADVISORS is fully involved with you throughout the process to:
- Facilitate your Attorney's three day contract Attorney Review (and any extensions).
- Coordinate any professional home inspection(s) you may require:
- Explain options available to you regarding your inspection rights,
- Recommend a qualified real estate property inspector,
- Schedule and coordinate your home inspection(s),
- Make suggestions to help you get the most from your home inspection,
- Attend your property inspection and any followup inspections with you,
- Ensure the Seller and/or the Seller's Agent receives your home inspector's findings,
- Review with you possible negotiating options regarding the results of your inspection,
- and, Confirm environmental issues are addressed (termites, radon, lead, asbestos, mold, offsite conditions, flood zone, etc.).
- Facilitate your lender's mortgage appraisal.
- Monitor your loan approval and commitment time frame.
- Maintain contact with your Attorney and mortgage company to ensure your interests are protected and there are no road blocks to Closing.
- Ensure you obtain homeowner's insurance prior to your Closing.
- Advise you on the required changeover of your utilities (telephone, water, gas, sewer, cable, etc.).
- Arrange and conduct a final walk-through inspection of the property with you immediately prior to your Closing.
- Attend the Closing with you and provide support, as necessary.
The Importance of Communication
Based on our experience, we try to anticipate and/or eliminate needless misunderstandings between the parties to your transaction which can complicate your purchase experience.
Obviously, if we are kept in the loop by you and/or your Attorney, we can support you (and even your Attorney), as necessary.
