Steps 5, 6 and 7

After the Seller has accepted and signed your purchase offer, there are still plenty of things we need to help you with.


 

Step 5:

  • Facilitate your Attorney's three day contract review ("Attorney Review") and any time period extensions.
  • After Attorney Review, coordinate professional Home Inspection(s) you may require (usually within 2-3 weeks after Attorney Review closes):
    • Explain the options available regarding your home inspection rights.
    • Recommend licensed qualified real estate property inspector(s).
    • Schedule/coordinate any property inspection(s).
    • Make suggestions to help you get the most from your home inspection.
    • Attend your property inspection(s) with you.
    • Ensure the Seller and/or the Seller's Agent receives your home inspector's findings.
    • Review with you possible negotiating options regarding the results of your inspection(s).
    • Confirm environmental issues are addressed (termites, radon, lead, asbestos, mold, offsite conditions, flood zone, oil tank, etc.)
    • Follow-up with and assist you and your Attorney in negotiating any "material" Home Inspection Items with the Sellers.
  • Coordinate your lender's mortgage appraisal.
  • Arrange for Payment of Your "Additional Deposit". The date this money is due can be found on the first page of your signed final sale contract. This is usually around the same time as the Home Inspection.
  • Monitor your loan approval and commitment are within your contract time-frame.
  • Maintain contact with your Attorney(s), and mortgage company to ensure your interests are protected and there are no road blocks to closing (if in your best interest) including your Attorney requesting any land survey and title insurance coverage for you.
  • Advise you to obtain appropriate homeowner's insurance prior to your Closing.
  • Advise you on the required changeover of your utilities (telephone, water, gas, cable, etc.) and items to consider with regard to your moving in.
  • Arrange your final walk-through inspection of the property immediately prior to your closing.

Step 6:

Attend the Closing with you to:

  • Answer any questions that might arise.
  • And, support you and your attorney, as necessary.

 


Step 7:

Finally - Congratulations on your new home!! Time to Move In
